9% off
Nearly all buyers got about 9% off the asking price, less than most in Kuala Lumpur.

Handover was pushed back 16 months, like most Kuala Lumpur projects launched in 2026 (83%).
Schedule
The developer was approved to hand over later than first promised in the sale and purchase agreement.
Progress
57% built, with 11% of the promised build time used.
Price
100% of buyers signed below the asking price. Treat it as a starting point and negotiate.
Paid is the price in each buyer's signed SPA. Asking is the developer's listed price. Est. after discount is an estimate for units still for sale: the asking price less the discount buyers of that type typically got.
Asking vs paid
Nearly all buyers got 9% off the asking price
54 of 54 buyers signed below asking, typically saving about RM 240,500.
From the price in each signed SPA. Cashback, rebates and free extras given outside the SPA aren't included, so some buyers paid less still.
